Inspection Policy

At Full Circle Realtor, we prioritize transparency and satisfaction in every real estate transaction. Our Inspection Policy is designed to ensure that you have the opportunity to thoroughly evaluate any property of interest before making a commitment. This policy applies to all properties, including residential, commercial, land, and student accommodations, within Abeokuta, Ogun State.

1. Scheduling Inspections

• Booking an Appointment: Inspections can be scheduled by contacting our office via phone, email, or through our website. We recommend booking your inspection at least 48 hours in advance to ensure availability.

• Inspection Hours: Inspections are typically conducted during business hours (Monday to Saturday, 9:00 AM to 5:00 PM). However, special arrangements can be made for inspections outside these hours based on availability and mutual agreement.

• Confirmation: Once an inspection is scheduled, you will receive a confirmation via email or SMS, including the date, time, and location of the inspection.

2.During the Inspection

• Accompanied Inspections: A Full Circle Realtor representative will accompany you during the inspection to provide access to the property, answer any questions, and offer insights into the property’s features and potential.

• Inspection Checklist: We encourage you to use an inspection checklist to evaluate the property’s condition. This may include assessing structural integrity, utilities, fixtures, and overall maintenance.

• Time Allocation: Each inspection is allocated a specific time slot based on the property type. Typically, residential properties and student accommodations have a 30-60 minute slot, while larger commercial properties and land inspections may require more time.

3. Post-Inspection Feedback

• Report Any Concerns: If you identify any issues or have concerns during the inspection, please report them to your Full Circle Realtor representative immediately. We will address these concerns and provide additional information or arrange further inspections if necessary.

• Property Documentation: After the inspection, we can provide additional documentation, such as property surveys, floor plans, and title deeds, to help you make an informed decision.

4. Inspection Limitations

• Accessibility: Some areas of a property, such as attics, basements, or secure rooms, may not be accessible during the inspection. Please notify us in advance if you have specific areas you wish to inspect.

• Weather Conditions: Inspections may be rescheduled in the event of severe weather or other conditions that could affect the safety or effectiveness of the inspection.

5. Land Inspections

• Site Visits: For land sales, we conduct site visits to allow you to evaluate the location, terrain, and accessibility of the plot. Our representative will guide you through the site and provide details about zoning, land use, and development potential.

• Boundary Verification: We recommend that buyers engage a licensed surveyor to verify land boundaries and ensure accuracy before finalizing any purchase.

6. Student Accommodation Inspections

• Group Inspections: For student accommodations, we offer group inspections to allow multiple prospective tenants to view the property simultaneously. This is particularly useful during peak rental seasons.

• Furnished Rooms: If the accommodation is furnished, the inspection will include an assessment of all provided furnishings, ensuring they are in good condition.

7. Health and Safety Compliance

• COVID-19 Protocols: We adhere to health and safety guidelines, including the use of face masks, and social distancing during inspections. If you are feeling unwell, please reschedule your inspection.

• Safety Precautions: For properties under construction or in disrepair, we require all attendees to wear appropriate safety gear, such as hard hats and closed-toe shoes, during the inspection.

8. Rescheduling and Cancellations

• Rescheduling: If you need to reschedule your inspection, please notify us at least 24 hours in advance. We will do our best to accommodate your new preferred time.

• Cancellations: Cancellations should also be made 24 hours in advance. Failure to cancel within this timeframe may result in a cancellation fee.
